You can never take the nostalgic charm out of Bandar Seri Putra. As you turn into its township from the KL-Seremban Highway, life takes on a nostalgic spin back to the olden days where life is freer and less hectic. And so, with each progression of phases since its inception, the new darling of Bandar Seri Putra not only gleams with a contemporary beckoning, it also reflects the carefree life with more open and green spaces to boast. Legundi Sizzles “The main idea is to have a prestige development with evergreen design that does not weather through time,” says Ng Tay Guan, General Manager of Bangi Heights Development Sdn Bhd, a subsidiary of United Malayan Land Bhd. The whole development sizzles with ‘less being more’ as frills are stripped to a minimum to accommodate the more practical and functional approach. “The design is further enhanced by having additional contemporary materials to suit the environment such as sun-shading and louvers to shield occupants from direct sunlight and to provide more privacy.” Each Legundi home comes with a pond separating the porch from the main house, complemented by a covered side walkway that leads to a semi-open area. Such generous porch space allows for more views outside from the house, coupled with water feature that provides a calming and relaxing environment. The seamless arrangement of living and dining areas exudes a spacious feeling within its 2,156 sq ft and 2,405 sq ft for the cluster homes and 2,545 sq ft and 2,559 sq ft for the semi-detached units. The master bedroom comes with a walk-in wardrobe and a sizeable bath while all other bedrooms have en suite bathrooms. The homes are spacious enough to even contain a patio for an extended space into the outdoors. “Generally, people will be more attracted to a spacious built-up. And we are more concerned with how a person would feel as he walks into the house.” “You can have a small frontage to the building but the arrangement of the layout is important,” says Ng. The two entry-exit points allow for a more secured environment, which can be easily turned into a guarded community if the residents decide. In addition to its location in the township, Legundi Residensi is just next to the town park, and a short drive to the commercial center of Bandar Seri Putra. ![]()
A Growing Township The increasing house prices have steered growth in Bandar Seri Putra’s direction, Ng says. “Prices here are still considered cheap compared to Petaling Jaya, and with a potential for capital growth.” The affable Anjung Suasana semi-detached has appreciated by 20% when it was resold for RM738,000 in 2011. It was RM615,000 when launched in 2009. The shop lots too have risen in value. The price of a three-story shop lot has appreciated more than 37% from RM585,000 after completion in 2009 to above RM800,000 now in the secondary market. One can certainly expect further appreciation when another phase of the shop offices in the commercial center scheduled to complete by 2012 begins its operation. Ng reveals, as Bandar Seri Putra awaits the completion of the shop offices, a street mall is also in the pipeline, adding more commercial zest to serve the growing population. According to Ng, the demand for products launched in 2010 was above average with take-up rate exceeding 85%, with a total sales value of RM91 million achieved. Now the Legundi Residensi is experiencing an encouraging response and registration even before its official launch in April. “In terms of upgraders, quite a number of purchasers are already our existing purchasers.
